Full House Rewire in Lee Green, SE12

We were approached by clients who had recently purchased a two-bedroom detached home in Lee Green, seeking a complete electrical rewire as part of an extensive refurbishment and loft extension project.

Duration of works:

  • This rewire project was ongoing over a course of months alongside a full refurbishment including a loft extension, overall from start date to end date was around 6-7 months.

Scope of Works:

  • Supply & installation of a new consumer unit equipped with a surge protection device and modern RCBO protection.
  • Full rewire of all circuits and cabling within the property including kitchen and new loft extension
  • Installing sub-main cabling to supply a separate consumer unit in the garage – future proofed for the potential addition of an electric vehicle charging point.
  • Installation of cable to end of the garden to supply power to their fish pond – again future proofed to allow for potential expansion in to an outbuilding or garden office if required

Initial Contact & Consultation:

Our process began with an initial consultation to understand the client’s vision and requirements. Once our quote was approved, we co-ordinated our work alongside their chosen building contractors to begin the rewiring of their new house alongside their schedule of works for the build.

The rewire was completed in carefully planned stages, allowing the builders to continue progressing other areas of the renovation in line with their project schedule whilst maintaining the timeline of the project.

Main house & loft extension:

In the main house and loft extension, we broke the circuits down in to sections of the house to allow maximum convenience for our customer should they ever need to isolate parts of the installation.

Fixtures installed:

  • Multi way switching to allow them to control their hallway lights from multiple points of entry and exit to hallway and landing area
  • Wireless switching in places to provide flexibility 
  • USB & standard sockets in convenient locations in bedrooms, kitchen and living areas, 
  • LED downlights within bathroom, WC, hallway and the kitchen
  • External lighting outside the front of the house
  • External security lighting in the back Garden
  • External double socket outlet for their lawnmower and other mains powered items
  • Cabinet lighting within larder cupboard in kitchen
  • Isolation switches to all kitchen appliances – installed discreetly to give the customer a clean, sleek look to their kitchen
  • Decorative pendants in living areas and remote-controlled fan lighting installed in bedrooms!
  • Mains interlinked smoke alarm system was installed throughout the property to comply with building regulations
  • Mains equipotential bonding to incoming metallic gas and water pipes as required by the electrical regulation set out in BS7671
  • Emergency lighting fixture in consumer unit cupboard to provide 3 hour battery back up lighting in the event of a loss of power

Garage & Utility Area:

In the garage and utility area, we implemented a robust conduit system to ensure long-term durability due to the storage of heavy equipment and material. We also ran power to the end of the garden to supply their fish pond, with capacity to extend the system further if needed.

Completion & Compliance Certification

Upon completion, we conducted full electrical testing and issued the necessary Electrical Installation Certificate (EIC) and Part P Building Control compliance documentation, as required by BS7671 regulations.

Notably, Our annual NICEIC inspection took place at this project. An independent assessor reviewed both our installation and certification processes, ensuring our work meets the high standards we consistently deliver to all our clients.
